ENERGY EFFICIENCY: COMFORT,
SAVINGS, AND SUSTAINABILITY BUILT IN

At Garner Custom Homes, energy efficiency isn’t an upgrade, it’s a standard. We are committed to building homes that are not only beautiful, but smart, efficient, and environmentally responsible. From design through construction, we incorporate advanced building practices and technologies to help you:

  • Save money every month on utility bills
  • Enjoy consistent comfort throughout your home
  • Reduce your environmental footprint

“We had an evening party with over 35 people on one of the hottest days in August. We were concerned about the house staying cool. Even though the system never went lower than 73, everyone was very comfortable! We’ve also been very pleased with our utility bills. We have three units and over 5,500 SF and as you know, most of that is glass! The highest bill we’ve had yet was still under $400, and that was in the hottest month. We’ve been so happy with the way our house is performing!”

OUR STANDARDS: TESTED AND VERIFIED

PLANNING VS. PANIC

Each Garner home undergoes rigorous third-party testing to ensure optimal performance. We work with certified HERS raters to conduct two essential tests on every home:

Blower Door Test

This test ensures your home’s building envelope is sealed to Energy Star standards. A variable-speed fan is temporarily installed in the front door, and as air is drawn out, it reveals any leaks in the home. This test helps us detect and eliminate energy-wasting gaps.

DUCT LEAK TEST (DUCT BLASTER®)

Similar to pressure-testing water pipes, the Duct Blaster® forces air through your HVAC ducts to detect leaks. The system is sealed, pressurized, and measured for airflow loss. This helps prevent conditioned air from being wasted in attics or wall cavities, increasing efficiency and system performance.

Home energy rating system index

Think of the HERS Index like the MPG rating for your home. This nationally recognized scale measures a home’s energy performance. A lower score indicates a more efficient home, and at Garner, we aim for a score of 65 or better, well above industry standards.

Using diagnostic tools like infrared cameras, blower doors, duct testers, and combustion analyzers, each home’s energy strengths and opportunities are evaluated. The result: a detailed report that informs both design decisions and long-term savings for homeowners.

SPRAY FOAM INSULATION:

EFFICIENCY FROM THE INSIDE OUT

SPRAY FOAM INSULATION: EFFICIENCY FROM THE INSIDE OUT

We use polyurethane spray foam insulation to create a tightly sealed, high-performance building envelope. The benefits are far-reaching:

  • Pays for itself in 3–5 years through energy savings
  • Reduces moisture and mold, promoting a healthier living environment
  • Blocks air, moisture, and pollutants for greater indoor air quality
  • Enhances structural strength and reduces sound transfer
  • Lowers HVAC demands, reducing wear on equipment and long-term costs
  • Creates a semi-conditioned attic, just 8–10 degrees warmer than indoor air

Spray foam turns attics into clean, climate-stable spaces—ideal for storage or mechanical systems, while helping the entire home maintain consistent temperatures year-round.
